No renovations are necessary in a new home making it more affordable because you don’t have to replace any fixtures or structural items. “In the long run, you’ll be saving money by not having to replace things like the AC or roof, plus a new home has the added comfort of a 10-year warranty, making the new home more desirable,” says Amy Lippincott of The Lippincott Team at EXP Realty.

“Another advantage is that when buying a new home in Bridgeland, equity is built in from the minute you purchase here. Prices have risen year over year, and equity in homes continues to grow,” says Lippincott. She also advises using a Realtor® when making your purchase of a new home. “It’s important for the buyer to have representation, and a Realtor will provide helpful industry knowledge along the way,” reminds Lippincott.

Patterns, textures, and materials tend to morph over time and can make a home feel outdated. Choosing from the most up-to-date colors and selections means your home is trending with current styles.  In many new homes like Chesmar’s Courtyard Collection, standard features are what used to be an upgrade. “The pattern on my kitchen backsplash makes the room more interesting and fun,” said Jaye Cremer. With their children grown and out of the house, she and her husband Kevin recently downsized, purchasing a new home in Creekland Village. The couple originally purchased their first home in Bridgeland in 2007 knowing it would be a great investment based on how the neighborhood would be built out.

There are many costs associated with purchasing a house that aren’t part of the cost of the home. Things like utility deposits, fees, and the actual cost of moving your things all add up. Many of Bridgeland’s builder partners offer incentives of a preferred interest rate or $10,000 and $20,000 that a buyer can put towards a down payment, pay closing costs, or even a rate buy down making the new home more affordable. “Builder incentives help to make the process of buying a new home easier than purchasing a previously owned home and allows a buyer to do more,” said Larry Ocampo, New Home Consultant for Chesmar Homes. “For Veterans, these incentives provide an easier pathway to a new home with little or no money out of pocket.”

“A new home is more energy efficient as it is built with the latest types of windows and insulation, even ductwork is now insulated. Better plumbing and more technology is incorporated into new homes than a home built just 8-10 years ago. HVAC systems are built with a better understanding for sizing and balance, and improvements to thermostats make them better for controlling temperatures with the added benefit that now we can do it all from our phones,” says Ocampo.

With bigger, better insulated windows and more efficient layouts, the design of new homes feels and lives much larger than it’s square foot size. “The layout of our new home is so much more functional and modern,” said Cremer. The couple looked in many other areas, but when it came time to pull the trigger, they just couldn’t do it.  Jaye Cremer expressed it this way: “Bridgeland does everything first-class – from the signage to the landscaping – and I can’t imagine living anywhere but here.”
